7 provinces
We build across
all of Costa Rica.
From the Gold Coast of Guanacaste to the Caribbean shores of Limón. From the highland valleys of Cartago to the remote rainforests of the Southern Zone. Every province has a different terrain, a different climate, a different pool of buyers, and a different set of challenges for construction. We know them all because we have built in all of them since 2018.

Why expats choose Guanacaste

Climate
Dry tropical. Hot and sunny from December to April. Rainy May to November with warm temperatures year-round. 27 to 35°C (80 to 95°F).
Terrain
Mostly flat coastal plains with some hills. Sandy beaches, mangroves, and the Nicoya Peninsula. Volcanic highland to the east near Rincón de la Vieja.
Soil
Sandy coastal soils near the beach, richer volcanic soils inland. Dry season irrigation essential for gardens.
Rainfall
1,200 to 1,800mm / year. Pronounced dry season Dec-Apr.
Altitude
Sea level to 400m. Mostly low elevation.
Solar
Highest solar irradiation in CR. Dry season maximizes generation. Hybrid system standard recommendation.

Every service. Every province.
Our team covers all 7 provinces. The construction methodology adapts to the climate, the terrain, and the materials available locally. A coastal home in Guanacaste and a highland home in Atenas are built to different standards because the conditions demand it.
Custom homes
→Bespoke design for any lot and climate. Coastal, highland, or rainforest.
Viva Turnkey
→Named models from Quartz Nest to Aurora Sanctuary. Adapted to your province.
Pool construction
→Plunge to feature pools. Saline recommended for all coastal properties.
Landscape design
→Native plant selection by zone. Coastal, highland, and tropical options.
Land + Build
→We source and verify lots across all 7 provinces. Off-market access.
Solar + green
→Grid-tied, hybrid, or off-grid. Off-grid makes remote mountain lots viable.

We will tell you which province fits.
Pacific or Caribbean? Surf beach or mountain retreat? Year-round expat community or true remoteness? 15 min from an international airport or off-grid independence? Each province answers these questions differently, and the right one for you depends on more than just how it looks in photos.
