Overview

Puntarenas is the most geographically diverse province in Costa Rica. and the largest by area. It spans from the Central Pacific coast (Jacó, Manuel Antonio) just 90 minutes from San José, through the quieter Southern Zone (Dominical, Uvita, Ojochal), all the way to the remote and extraordinary Osa Peninsula.

The Central Pacific zone offers the best of both worlds: 90 minutes from San José's international airport, world-class beaches, and access to urban services. Manuel Antonio National Park sits inside this zone and is the most visited park in the country. Los Sueños Marina in Herradura is the largest marina in Costa Rica with over 200 slips.

The Southern Zone has a different character entirely. Dominical, Uvita, and Ojochal are growing communities with lower prices, a more intentional eco-focused lifestyle, and a landscape of whale watching, rainforest waterfalls, and empty beaches. Ojochal is particularly notable for its improbable fine-dining scene. the result of international chefs who moved here and never left.

CA1/CR34 (Costanera) runs the entire Pacific coast. Paved and well-maintained. Ojochal and Osa secondary roads can be rough in rainy season.

ICE grid covers Central Pacific well. Southern Zone improving. Off-grid solar practical and common in remote areas.

Good in Jacó, Manuel Antonio, Quepos. Improving in south. Starlink widely used in Dominical, Uvita, and Osa.

Rich tropical soils with high organic content. Rocky volcanic substrate on hillsides. Rainy season drainage planning critical. steep lots need proper retaining walls and drainage. Wet conditions mean concrete curing must be managed carefully.

Good solar year-round. Southern Zone has more cloud cover than Guanacaste. Hybrid system recommended for Central Pacific. Off-grid common and practical in remote Southern Zone and Osa.
