Can I build a custom home in Costa Rica as a foreigner?
Yes. Foreigners have the same property rights as Costa Rican citizens and can own land and build in their own name or through a corporation. We work with a network of local attorneys who handle the legal structure and title verification before any construction begins.
How long does it take to build a custom home in Costa Rica?
From the first design session to handing over the keys, most residential projects take between 14 and 24 months. That includes roughly 4 to 8 weeks of design, 2 to 6 months for permits depending on the municipality, and 8 to 14 months of construction. We give you a project-specific timeline before you commit.
What does a custom home cost to build in Costa Rica?
Construction costs depend on location, finish level, and project complexity. As a reference, premium residential builds typically start around $1,200 per square meter for the structure and standard finishes. Luxury finishes, pools, and complex terrain add to that figure. We provide a detailed budget after reviewing your program and lot.
Do I need to be in Costa Rica during construction?
No. Most of our clients manage the project from abroad. We send weekly photo updates, milestone reports, and are available for video calls throughout. We recommend being present for the design review and the final delivery walkthrough, but construction itself does not require you on site.
What construction methods do you use?
We build primarily in reinforced concrete block, which performs best in the coastal climate for durability, thermal mass, and resistance to humidity and salt air. For specific projects we also work with steel structure systems. We do not use prefabricated modular construction, as it does not meet the quality standards we build to.
Can I include a pool and landscaping in the same project?
Yes. Pool construction and landscape design are separate services but they are designed as part of the same project from the start. Planning them together from the beginning produces better results and avoids the cost of reworking areas later.
