Overview

Limón is the Caribbean province, and it is not for everyone. There is no international airport, no major marina, and the roads from San José take 2.5 to 3 hours. The dry season is a rumor rather than a reality. And it is, for many buyers, exactly what they have been looking for.

Our focus in Limón is Punta Uva. not Puerto Viejo, which has become increasingly tourist-saturated. Punta Uva is quieter, more ecologically intact, and surrounded by the kind of nature that the Pacific coast sacrificed to development decades ago. Coral reefs, sea turtle nesting beaches, howler monkeys in the garden, and a Caribbean blue sea that is genuinely calm enough to swim in.

The Afro-Caribbean culture of the province gives it a distinctly different character from the Pacific. The food is different (rice and beans cooked in coconut milk, not the same as gallo pinto). The music is different. The English spoken is Caribbean English, not gringo-accented Spanish. Buyers who choose Limón are typically buying a lifestyle that is not replicable anywhere on the Pacific coast.

Airport

No international airport in Limón. San José (SJO) is 2.5 to 3 hours via Route 32. Tortuguero accessible by small charter from San José. Puerto Limón has a domestic strip for small aircraft.

Marina

Puerto Limón commercial port (cargo). No dedicated pleasure marina. Cahuita and Punta Uva accessible by small boat. No formal sport fishing infrastructure.

Roads

Route 32 from San José (paved, well-maintained). Coastal route south of Limón city to Puerto Viejo and Manzanillo (paved). Secondary roads can be rough. Some areas accessible only with 4WD in rainy season.

Utilities

ICE grid coverage exists but reliability lower than Pacific. Outages more common. Off-grid solar highly recommended here more than anywhere else in CR.

Internet

Improving rapidly. Puerto Viejo area has reasonable connectivity. Starlink popular for reliability. Remote areas (Tortuguero) limited.

Healthcare

Hospital Dr. Rafael Ángel Calderón Guardia (San José, 3 hours). Local clinic in Puerto Viejo. Basic facilities in Cahuita. Serious medical events mean transport to San José.

Soil and foundation

High organic content alluvial soils. Very fertile but prone to waterlogging. Elevated foundations recommended for areas near rivers or low-lying coastal land. Excellent for gardens without irrigation.

Solar energy

Off-grid particularly relevant here. Grid reliability is lower than Pacific. High rainfall keeps panels clean but more cloud cover reduces peak generation compared to Guanacaste. Properly sized battery bank more important than in drier regions.

Landscape and garden

Effortless. Rain does all the work. Focus on managing growth rather than stimulating it. Tropical fruit trees, heliconias, gingers, palms. Edible gardens thrive without effort.

Key considerations

Humidity is the primary construction challenge. Moisture management in design. good roof overhangs, natural ventilation, protected materials. Salt spray less of an issue than Pacific but still present near the coast. Caribbean building has a lighter, more elevated aesthetic.

Pool considerations

Pools less common than Pacific. the Caribbean sea IS the pool for most buyers. Where built, lower maintenance due to ambient temperature and natural breezes. Heating never needed.
